Downtown Holland’s historic People’s State Bank building at 36 E. Eighth Street is the proposed home of The Vault Hotel Holland, a 42-room boutique hotel that would occupy the existing building and a planned addition. The project is listed for a Planning Commission study session Tuesday, Sept. 8, from 4 to 5 p.m. at City Hall.
Developer Braveworks, Inc., describes the hotel in materials prepared for the commission as boutique lodging inside and expanding from the People’s State Bank building. Architecture firm Barry J. Polzin Architects prepared site plans and exterior renderings dated Sept. 1, 2026, for the meeting packet.
Parking is a central piece of the proposal. The project controls a surface lot on the north side of Ninth Street with more than 47 spaces, across from the hotel block, with a pedestrian route to a back entrance. Guests would use a dedicated valet zone on Eighth Street at the hotel entrance; attendants would move vehicles to the Ninth Street lot.
Braveworks’ parking management plan models demand from downtown Holland occupancy history (2015–2025), CoStar hospitality analytics, and the hotel’s revenue projections, assuming one vehicle per occupied room plus staff stalls. Even a Tulip Time sell-out — 42 vehicles — fits within the 47-space lot, the plan says, with five spaces remaining. Annual overnight peaks on summer Friday and Saturday nights are modeled at 41 vehicles.
The same lot would be shared with Pillar Church on Sunday mornings. The plan argues hotel and church demand are complementary: hotel need peaks overnight and on summer weekends, while church need is concentrated Sunday morning. Sunday is projected as the hotel’s softest night — about 50 percent occupancy in peak season and 30 percent off-season. Valet staff would consolidate hotel vehicles so church spaces stay contiguous.
Tuesday's item is a study session, not a final vote. The regular Planning Commission meeting follows at 5 p.m. in Council Chambers at 270 S. River Avenue. The next regular meeting after that is scheduled for Oct. 13.
